These really beautiful sellers were retired, and they were planning on downsizing to release some equity and live a maintenance free life 😊 The goals where clear, maximise every dollar possible and find a new home to downsize too. There was a fine line to make it viable on this one.

Property Preparation

This home was a lovey home in Ocean Reef with a granny flat but was a 1970’s build and was completely original throughout, exposed brick, old light fittings. The focus was to modernise on a small budget, my painter and electrician went in helped bring a brighter and more modern feel throughout.

Marketing

In order to get the best price, we needed to present and market this home as the best! This is what I love doing, marketing and boy we did a great job this time around, with it’s updated feel throughout it really did come up well. Over 2 visits I noted every detail, created a detailed description that separated bullet point features and core value that we know buyers would respond to. Our excellent professionals did a video, 3d tour, plan and extensive drone shots highlighting its location to the ocean and beaches. Flags, directional boards decorated the suburb, when combined and launched in one strategic effort the impact was amazing.

Bringing in the Buyers

We launched and had a goal of around $1.1million. Feedback around the 1970’s kitchen and bathroom really became a sticking point, there was an expectation that it would be raised but it became very clear the cost of updating the property was out of where we were aiming. Home open after home open went by and we would have the same buyer discussions. The cost of renovating is prohibitive. We stayed strong, had amazing and supportive sellers and when we got the buyer, I made sure we did not lose them.

Negotiating

The final offer was successfully negotiated at $1,060,000, with a buyer who knew how to play hardball 😊. With all the feedback the realisation was clear that this was in fact a fabulous offer and the sellers were very happy to be so close to their original goal. I helped them buy in Jindalee and if I could clone these clients I would.
