The seller was an over east investor, their goal was to find an agent they could trust, to achieve this, they interviewed several real estate agents to gauge price, service and communication. Proudly selecting myself and the team based on service and communication I helped advice over a period of months, navigating an exciting tenant along with a host of other issues.

Peter's Suggestions

The gardens were overgrown, work that had been carried out that was not to the correct standard, some general maintenance issues that brought the look of the property down and then it really required new carpets, a full paint, and a pergola paint. These were major jobs. I split these into ‘Must’ and ‘If we launch’ categories. We are attended to the pressing easy to fix items with my trades and paused on any major work as I believed that this home the gardens and some pressing maintenance issues to improve general look and then held off on professional staging and a full paint throughout.

Tailored Marketing

None required, this was off market. Saving money and time. If we were to launch there would have been professional staging and a full marketing package.

The Campaign

I am very proud of the relationship I have with buyer managers and how I work with buyers and record and keep their information. Before launch and committing to $15k of internal work I got permission from the seller to run a full off market campaign, contacting buyers who I felt this would suit. We chose an asking price of Mid to High $800s for the off-market campaign, a strategy that allowed us to ask for more but without damaging any online campaigns.

I won’t detail expectations here but I can say the $870,000 cash offer with a 21 day settlement, no painting or carpets, marketing or staging represents a superb outcome for the sellers.
