Seller Goals

With their mum renting their investment property and having the goal of moving her into a purpose built granny flat timing was a big factor. A move too early would create issues as the build was not completed and a later move would add additional costs. As always for our clients getting the best price is at the core but negotiating the right settlement date played a close second.

Peter's Suggestions

Some great conversations with the sellers around staging and new lighting, this was a smaller home that would benefit from creating space and maximising light and flow throughout.

Tailored Marketing

We digitally staged the rooms that needed that extra touch and then had our amazing professional photographers do a twilight photos, a lifestyle video, 3D tour and plan. As with all our homes the focus is on better marketing allowing those interstate buyers and FIFO buyers the ability to view as if they was walking through themselves. Combined with extensive suburb signage on the opens, a massive social media and internet launch across Facebook and Instagram and all the property portals it was another example of how to market a property properly.

The Campaign

We chose a campaign of ‘Mid $600,000s’ for this home. The seller had interviewed a range of local agents and they had come in lower than this but my belief was the market was strong and although this was a smaller home on a cottage block it presented well and the market was very strong. We had 8 groups through the ‘Sneak Preview’ home open in the mid-week and an investor really liked it.

Offers

A successful offer was negotiated at $650,000 but beyond that a rent back clause for up to 3 months with the seller able to give 14 days’ notice to vacate was included. Out of the box thinking delivered in the right way gave the seller both their goals.
