I met the lovely sellers of this property as I had just launched the neighbour’s property. With downsizing in mind and moving to a location better suited to work, the goal was to get the best price possible but give the flexibility of a longer settlement so they had time to buy something new.

Tailored Marketing

EVERY effort was made in presenting this home to market to capture the class, flow and design. We got the best professional marketers in, a lifestyle video, drone footage from the house to Lake Joondalup, a fantastic detailed 3d tour, floorplan. Everything on this home came up beautifully. Combined with a super charged social media launch in line with the internet launch, flags and signs out through the suburb there was a definite buzz for this one.

The Campaign

The goal was to create a marketing campaign that allowed us to really push for a new street and area record but not put a price on that would prevent buyers from appreciating this home by not viewing. I recommended a well proven ‘SEE IT FIRST’ campaign, so no physical price online, only a general guide of $1.2m and &1.3 million when buyers enquired. Allowing for valuable feedback, no damage to the online campaign as no price was advertised and importantly giving me the ability to negotiate with buyers in line with my sellers’ goals were.

Offers

With over 30 enquiries and 15 groups of buyers on the ‘Sneak Midweek Preview’ and 14 groups on the ‘Grand Home Open’ there was an offer presented and accepted for $1,260,000. This represented a great price for the street and area and exceeded expectations for the sellers.
