Moving to Lancelin into their holiday home, retirement was looming. My mission was to get as much as possible for this home to help the sellers move onto their retirement as wealthy as possible.

Property Preparation

Very few suggestions outside of some staging and decluttering tips where required as the seller could have been an interior designer in a past life, all the furniture flowed throughout and everything was immaculate.

Marketing

This stunning home deserved to be put on a pedestal, with it’s high ceilings and array of features my goal was to ensure I not only captured the size and modern finish but to really delve down into the finish and extra features. Over 2 visits we created a full checklist and picked the core features that buyers would most readily respond too. The description featured these main points with in-depth bullet points. We then added drone shots to show the location and views to Lake Joondalup, a professional video, a 3D tour, and modern drawn. Flags, directional boards decorated the suburb, when combined with the full social media and online launch in one strategically timed event the impact was amazing.

Bringing in the Buyers

Aiming for a new record for this style of home, we chose a campaign that was ‘OFFERS AROUND $1.1 MILLION with the dream goal to hit $1.1 million, this style of strategy allows me to discuss broader pricing negations should we meet the right buyers. With a very popular mid-week Sneak Preview with 12 groups through there was plenty of interest, I got just that opportunity to negotiate with a buyer from that open.

The successful negotiation meant the property sold for $1,115,000 and the lovely owners could move on and do some extra renovations too at their holiday home 😊
