These fantastic people bought 29 Kilborne Avenue off me a few years back, I sold their Yanchep property and honestly every time I take a call from them, they are on a new adventure . Buying and building this time - so they wanted to sell their investment property. The goal was clear, manage the tenants as smoothly as possible, hopefully find an investor as they had been there a while and did not want to move, but ultimately get the best price possible.

The tenants were reluctant at first but did come around and showed themselves to be a class act in every way, they really worked hard and presented the property well, opened it on a rainy day too. They had taken advice around staging and decluttering, but I have to say they went above and beyond what I expected.

To get the best price, we needed to present and market this home as the best! This is what I love doing, every property I sell no matter the price is going to be someone’s exciting new purchase. Ensuring it is presented and captured at its best no matter if it is rented or owned makes a HUGE DIFFERENCE. So like all of my properties they had the very best professionals take video, twilight photos, a plan, 3d tour and a detailed description online with a spec sheet at the home open. Our excellent professionals did a video, 3d tour, plan and extensive drone shots highlighting its location to the ocean and beaches. Flags, directional boards decorated the suburb, as always everything worked to a major launch at one time.

The Campaign

With significant growth in the short time, they had owned it, we looked at the comparable and set a Mid to High $800,000 strategy. Allowing for a broader range of interest and buyer affordability, attracting more buyers with the lower end but ability to negotiate with buyers and encourage higher offers

Offers

A very strong home open with 20 groups through, resulting in two offers. The winning offer was an investor who I negotiated with was an amazing $903,000 and the fab tenant got to stay on. Happy ending all around.
