Amazing sellers who had used me multiple times personally and multiple times within their family. The goal was simple maximise the house price and sell as quickly as possible, the pressure was on.

Peter's Suggestions

There was hundreds of picture frames which needed a full repaint in the main areas and a spa that was not approved in the garden, which also didn’t work. Time was against us so I recommended that we write a clause to say it would be professionally painted by the sellers prior to settlement and the focus be on removal of the below ground spa.

Tailored Marketing

This was a premium home with some unique decorations, my goal was to market it to as wide an audience as possible and showcase it's amazing features as well as the potential it had to a range of buying tastes. Full professional photos, a video, modern drawn plan and a drone shoot to highlight the views and location to Lake Joondalup, with a 3D tour to assist with interstate buyers. This was then strategically timed to go live with a full cross platform social media and internet launch to maximise impact. Combined with extensive suburb signage on the opens, it was impossible to not know this beautiful home was for sale.

The Campaign

Aiming for a new record for this style of home and hoping for an offer in the high $900,000s we chose a SEE IT FIRST campaign, this recommendation allows me to discuss broader pricing negations should we meet the right buyers. With a very popular mid-week Sneak Preview with 16 groups through and off market viewings prior there was plenty of interest, I got just that opportunity.
